The property is a former convent of the order of the Clarisse nuns, built directly on the castle walls of Sarteano (Si). Used for different purposes over the course of time (first as a cloistered institute, then as a primary school, and finally as a refuge for wounded German military veterans from the Italian front during the last war), today the property is an elegant accommodation facility located between the most renowned resorts of the Val di Chiana and Val d’Orcia.

The ground and first floors of the former convent are dedicated to the hotel part: – the L-shaped ground floor extends along a central body from which, through small hallways, it is possible to access six double rooms with bathrooms, plus the suite that was formerly the lodgings of the Mother Abbess (the original bakery oven is still inside); on this same level there is also the office and the entrance with access from the streets of the historical centre; – the first floor, reached by a main staircase, houses a flat with eleven beds, two bathrooms and a working fireplace, which can be rented out on a weekly basis; – The basement level, used for the restaurant business, contains a hallway for receiving guests, two dining rooms seating 80 people, a kitchen divided into two separate rooms, two toilets for guests, a hallway with a further toilet for staff, a heating plant, two cellars and accessory rooms such as a woodshed and/or storage rooms.

State of repair

The former convent is in excellent condition: the building’s external façades are in exposed stone; internally we find floors in both original terracotta and single-fired tiles; the ceilings are also different from one another depending on the rooms: in the restaurant room on the ground floor, for example, we find beautiful barrel vaulted ceilings with a terracotta finish, while the rooms feature ceilings with exposed wooden beams and terracotta tiles. All the fixtures are made of wood.

Utilities

The utilities are all present and functioning: electricity, water supply guaranteed through connection to the public waterworks and methane heating system.

Use and Potential Uses

The former Saint Clair convent is currently a hotel-restaurant and is well-suited to such use by a future purchaser wishing to continue the existing receptive activity, increasing and enhancing its capacity, since the property has great potential for development.
